Homes prices are now the lowest that they have been for many years, plus
interest rates are affordable. They may end up paying less by owning
rather than by renting.

In addition, if they buy a home now, they could qualify for an $8,000 tax credit.
This is a tax credit, not a tax deduction! That means they could pay up to $8,000 less
in taxes on their 2009 tax return.

Have them go to http://www.federalhousingtaxcredit.com/2009/glance.php
to see if they qualify.

If they do qualify, they need to act quickly.
In order to qualify for the $8,000 tax credit, their new home must close escrow
by November 30, 2009.

To be on the safe side, they should count on at least a 45 day escrow.
This means that they should be in escrow by at least October 15, 2009.

A short sale can take a long time just to find out if the lender will accept it
before starting the 45 day escrow period. So, short sales will soon not be a
feasible option to close by November 30.

We are now in September, so this only leaves about 5-6 weeks to find a home.
It is also my feeling that many buyers will be scrambling to find a home when
it gets closer to the deadline. If so, the longer they wait, the more competition
they may have to deal with. This could lead to paying a higher price to get
an offer accepted.

If they call me, I will do the following for them:
1. Get them prequalified for a loan. This improves the chances of getting an
offer accepted.
2. Set up a program in my computer which will email them with all the available
homes that meet their criteria.
3. Email them periodically with any new listings and price changes.
4. Set up appointments and show them the homes that they tell me they want to see.
5. Assist them in preparing an offer and negotiate with the seller or seller’s agent
on their behalf when they find a home they like.
6. Oversee the escrow and loan process.
7. Set up all inspections, appraisals, etc.

Many new home buyers are not aware that utilizing me as their real estate broker
does not cost them anything extra. My commission is paid by the seller.
